PuneTDR.in

What is TDR in Pune?

TDR lets land owners be compensated with development rights instead of cash, and lets developers buy those rights to build more on their own plots.

Why PuneTDR.in

A calmer way to deal

Private by default

Your name, number and requirement are never published. We introduce you only after both sides show real interest.

Rates you can compare

TDR is quoted as a percentage of the Ready Reckoner rate, so a PMC deal and a PMRDA deal can be compared at a glance.

Zone know-how

We work across PMC, PCMC and PMRDA and know how each authority handles DRC certificates and loading.

Fees only on closing

Posting is free. Brokerage is charged only when your deal completes.

TDR in one paragraph

When a city needs a piece of your land for a road, garden or school, it can compensate you with Transferable Development Rights. You receive a certificate (the DRC) that says how much floor area you are entitled to. You can use that area yourself or sell it to a developer who can load it on another plot.

The words you will hear

A few terms come up in every conversation:

  • TDR: the right to build extra floor area, transferable to another plot
  • DRC: the Development Right Certificate that records the TDR quantity
  • FSI: Floor Space Index, the built-up area allowed relative to plot size
  • Ready Reckoner (RR): the government land rate used as the base for TDR pricing
  • Loading: using TDR on a receiving plot

Who is involved

There are usually three parties: the land owner who generated the TDR, the developer who needs it, and a broker who connects them and handles verification and paperwork.
