What is TDR and DRC in Pune? A plain-English guide
How Transferable Development Rights work, what a DRC certificate is, and why developers pay for them.
TDR stands for Transferable Development Rights. When a city needs private land for a road, a garden or a school, it can compensate the owner with building rights instead of cash.
The certificate that makes it tradable
The rights are recorded in a Development Right Certificate, or DRC. The DRC states how much floor area the owner is entitled to. Once issued, the owner can use it or sell it.
Why developers pay for TDR
Every plot has a base FSI that limits how much can be built. A developer who buys TDR can load extra floor area on an eligible plot without buying more land.
Where to start
- If you need TDR, post your requirement with the zone and quantity.
- If you hold a DRC, list it and we will match it with buyers.
- If you own reserved land, ask us about generating TDR from it.
